Indexation adjusts your rent in line with an official index. Your lease sets the index, the date and the frequency of revision (most often yearly, on the anniversary date).
| Index | Used for |
|---|---|
| ILC (commercial rent index) | Most commercial leases in serviced residences |
| IRL (residential rent reference index) | Direct furnished lettings (residential lease) |
| Accommodation price change rate | Nursing homes (EHPAD): rate set each year by ministerial order |
| ILAT (tertiary activities rent index) | Some office or service-sector leases |
| ICC (construction cost index) | Older leases only: it can no longer be used for leases signed or renewed since September 2014 |
The calculation
New rent = current rent × (new index ÷ reference index)
The reference index is the one used at the last revision or when the lease was signed. If the index falls, your rent may fall too, depending on the wording of your lease.
For a nursing home (EHPAD), the year's rate is applied directly. Example with a 1.5% rate: new rent = current rent × 1.015.
The operator applies the revision on your rent statements. Would you like us to check it? Send us your lease and your latest rent statement.
