To prepare your tax return, we need the previous year's documents. Depending on your plan, you either enter them in the app or upload them to your client portal under "Télécharger vos documents" (Upload your documents; what goes where: article 1.7).
| Topic | Documents |
|---|---|
| Rent | Annual rent statements from your operator (or a summary of rent received if you let directly); any new lease or amendment signed during the year |
| Local taxes | Complete property tax notice (all pages); CFE notice |
| Co-ownership | Annual service charge statement from the building manager (syndic) — see below |
| Insurance | Landlord insurance (PNO) certificate or invoice |
| Expenses | Paid invoices for works, furniture and equipment; professional fees (management, accountant, lawyer) |
| Loan | Amortisation schedule; annual statement of interest and borrower insurance |
| VAT (if you are liable) | Copies of the VAT returns filed during the year |
| First year only | Purchase deed, price breakdown (property and furniture), notary fees, loan arrangement and guarantee fees |
Service charges: why last year's statement? The syndic finalises a year's accounts after the following year's general meeting. For the 2026 closing, please send us the statement for financial year 2025, issued in 2026.
PDF format preferred, 10 MB maximum per file (see article 1.3).
Finaliser votre saisie : voir l'article 3.7.
Upload your documents throughout the year under "Télécharger vos documents" (Upload your documents). Uploading regularly is easier than doing it all at year-end.
Five rules for a successful upload
- Legible: no blurred or dark photos; a scan is better.
- One document type per upload.
- The right section for each document (table below).
- PDF or JPG, 10 MB maximum per file (article 1.3).
- An invoice, not just proof of payment: a till receipt may be rejected by the accountant or the tax office, particularly for a VAT refund. You can ask for an invoice for any purchase, even in a shop.
Tip: energy bills or travel expenses can be scanned into a single file and entered as one total.
